Preventive Maintenance Guide for Industrial Air Conditioning
What to check every quarter and every year to prevent breakdowns and cut your electricity bill.
Preventive maintenance is, by far, the most cost-effective investment a business with industrial or commercial air conditioning can make. A well-maintained system uses less energy, breaks down less often and lasts longer. This is the guide we follow with our clients in Barcelona.
Monthly check (your own team can do this)
- Visually check that indoor unit grilles aren't blocked by furniture, boxes or curtains.
- Listen for any new noises, unusual vibrations or smells when the unit starts up.
- Check that the set temperature is reached in a reasonable time (if it's taking noticeably longer than usual, that can be an early warning sign).
Quarterly check (we recommend a technician)
- Filter cleaning: dirty filters can increase electricity consumption by up to 15% and significantly reduce indoor air quality.
- Outdoor unit cleaning: leaves, dust and dirt build-up on the condenser reduce efficiency and force the compressor to work harder.
- Condensate drain check: a blocked drain causes leaks and can damage the electronic system.
Annual check (mandatory in many cases)
- Refrigerant charge check: a low charge forces the compressor to work under abnormal conditions and speeds up wear.
- Electrical circuit inspection: checking connections, contactors and thermal protection devices.
- Gas leak detection with electronic equipment, legally required for installations above a certain refrigerant charge (EU F-Gas Regulation 517/2014).
- Pressure and temperature readings to catch deviations before they become a breakdown.
- Documented maintenance records, essential for inspections and for keeping the manufacturer's warranty valid.
